Being a commercial builder means many things – but it doesn't mean anything if it doesn't fit your needs.

With more than 60 years of experience, we’ve continually expanded our expertise to meet the varied needs and requirements of the owner, client and project.
Green Building
Green building has been in our DNA. We are dedicated to reducing the negative environmental impact of construction and improving occupant health and well-being for our clients. We’ve made great strides and are targeting company-wide LEED accreditation for Project Managers, Superintendents and others.
Our first LEED (Leadership in Energy and Environmental Design) certified project began construction in 2004. Since then, we have put together one of the most respected resumes of LEED Certified Projects, including one of 50 national pilot LEED projects, the first industrial building in the nation to achieve LEED Platinum Certification, and the first LEED Gold Certified design-build prison campus expansion in the US. We work closely with our clients and their design teams to achieve the LEED Certification desired or required.

Design-Build
"I'm glad Lydig showed us the potential – and delivered on it."

One of the first tasks a leader faces in developing a high performing team is to establish trust between teammates. The ability to fully rely on your partners frees everyone to individually deliver at a higher level and to collaborate effectively as a group. Trust provides the critical bridge that enables the implementation of innovative ideas within a project. New and innovative ideas inherently contain unknowns and unknowns carry risk. It takes trust to carefully and strategically address risk so great ideas can grow and take shape. Design-Build affords project owners the opportunity to begin by selecting a team you can trust.

At Lydig, we earn that trust by carefully building teams that understand Design-Build as an opportunity to return to a simpler dynamic based on honesty, creativity and craftsmanship and then executing at the highest level.

“As an Owner, I have been engaged in all types of capital projects and for the last 5 years have strongly favored the Design-Build and Progressive Design-Build delivery methods.

It took me a while to fully understand the potential for a successful Design-Build project, but our current renovation at the First Interstate Center for the Arts with the Lydig DesignBuild Team has been the most enjoyable project with the best outcome of all of my experiences. I’m glad Lydig showed us the potential – and delivered on it.”

Lydig is continuing its Lean journey. The company’s values and operational excellence provide a powerful foundation to build on, and we are committed to continuous improvement and an embrace of lean as a business strategy to provide more value to our clients. We have experience with Lean Building tools: Pull planning (Last Planner System©, 5-S lean manufacturing, 3P (Production Preparation Process); and we are building on our core competencies and values to create a lean culture that adds value to everything we do.
Preconstruction & Development Services
General Contractors don’t typically have the expertise or tools to assist with economic development beyond construction planning and estimating services. But we’re not just general contractors, we are builders who know the nuances of construction from start to finish. Lydig’s in-house team can assist you in planning and implementing a complete development strategy to ensure best value and avoid risk.
Lydig’s preconstruction activities and development services are critical to the success of a project. Lydig efforts are led by experienced, collaborative, and creative project managers, estimators and field staff. We create value and trust through transparency, simplicity and accuracy. Lydig supports our clients through the use of an extensive set of tools, reports, knowledge and relationships. We manage the process with an established set of goals so that we can measure ongoing performance.

Lydig’s extensive preconstruction and development services include budget development, budget management, risk mitigation, construction management, and design development.

Virtual Design & Construction (VDC)
Virtual Design & Construction is a process assisting in the communication, coordination and organization of design and construction information among the stakeholders using a centralized database system of construction documentation.
We work collaboratively with our design partners and subcontractors to proactively construct projects virtually by the use of highly detailed 3D models in anticipation of field installation. By communicating, coordinating and resolving conflicts and challenges virtually, we are able to greatly reduce and influence costly field issues and change orders, saving time, effort and money for our clients while improving the overall quality of the product.

Simulation of site logistics and scheduling, detailed clash detection, quantity takeoff, and a variety of techniques and tools are implemented using 3D models providing for ease of understanding, interpretation and communication to all project stakeholders. Increased project communication enables higher collaboration among the project participants and reduces risks while allowing for increased efficiencies in communication such as field automation, mobile access to critical project information, safety reviews, estimation of cost and prefabrication.
Safety
Safety builds success, and we are committed to both. All of our people, from field workers to senior management, support and contribute to the success of our Health Safety, and Environmental (HSE), and we continue to be an industry leader with safety ratings far below the industry average.  Lydig is among a select few general contractors in the state of Washington that are authorized to be self-insured for worker’s compensation. In conjunction with hazard elimination, and quality claims management, this provides a significant reduction in non-productive time and costs.
