Preconstruction & Development Services

General Contractors don’t typically have the expertise or tools to assist with economic development beyond construction planning and estimating services. But we’re not just general contractors, we are builders who know the nuances of construction from start to finish. Lydig’s in-house team can assist you in planning and implementing a complete development strategy to ensure best value and avoid risk.

Lydig’s preconstruction activities and development services are critical to the success of a project. Lydig efforts are led by experienced, collaborative, and creative project managers, estimators and field staff. We create value and trust through transparency, simplicity and accuracy. Virtual Design & Construction (VDC)

Virtual Design & Construction is a process assisting in the communication, coordination and organization of design and construction information among the stakeholders using a centralized database system of construction documentation.

We work collaboratively with our design partners and subcontractors to proactively construct projects virtually by the use of highly detailed 3D models in anticipation of field installation. By communicating, coordinating and resolving conflicts and challenges virtually, we are able to greatly reduce and influence costly field issues and change orders, saving time, effort and money for our clients while improving the overall quality of the product.

Simulation of site logistics and scheduling, detailed clash detection, quantity takeoff, and a variety of techniques and tools are implemented using 3D models providing for ease of understanding, interpretation and communication to all project stakeholders. Increased project communication enables higher collaboration among the project participants and reduces risks while allowing for increased efficiencies in communication such as field automation, mobile access to critical project information, safety reviews, estimation of cost and prefabrication.

Safety

Safety builds success, and we are committed to both. All of our people, from field workers to senior management, support and contribute to the success of our Health Safety, and Environmental (HSE), and we continue to be an industry leader with safety ratings far below the industry average. Lydig is among a select few general contractors in the state of Washington that are authorized to be self-insured for worker’s compensation. In conjunction with hazard elimination, and quality claims management, this provides a significant reduction in non-productive time and costs.
