Avista Fleet Maintenance

A two-story fleet operations facility with seven vehicle service bays, a welding and fabrication bay, and a hydraulic service bay supported by in‑ground lifts and overhead bridge cranes.

The project replaced Avista’s original 1958 fleet operations center with a modern facility designed to support current service and maintenance needs. Early phases included development of a site master plan for the northeast six acres of Avista’s campus, along with a detailed programming effort to define operational workflows, spatial adjacencies, and user requirements. The building is organized around a center‑core layout, with the main level housing parts storage, tool rooms, foreman offices, and locker rooms and the second floor providing conference and training space, offices, fluid‑handling areas, and mechanical and electrical support rooms.

Vehicle circulation and servicing efficiency are supported by a drive‑through wash bay capable of servicing multiple vehicles simultaneously and two‑level catwalks running the length of the building to accommodate taller equipment. The structure is constructed with insulated concrete sandwich panels, with energy performance achieved through high roof and slab insulation, LED lighting, and an under‑floor hydronic heating system. The project was delivered using a Design‑Bid‑Build approach.
