Site evaluations identified several complex conditions shaping the design and construction approach, including water mitigation challenges near Thornton Creek and an adjacent retention pond, a liquefaction zone beneath the playfield, and a 72‑inch Seattle Public Utilities storm drain crossing the site. Steep slopes along the north and northeast edges further limit buildable areas on the 9.01‑acre property.
